Night and weekend calls
Residents text at 11pm. Your on-call line rings. Half of it could be fixed with a reset button.
Truck rolls for nothing
A vendor trip costs $150 to $250 even when the fix was a tripped GFCI or a jammed disposal.
Approvals by phone tag
Getting bids, chasing owners and matching invoices eats a coordinator's whole day.
How it works
What happens when a resident texts at 11:42 pm
Answered in seconds
FixRoute replies by text, checks for danger first, and asks for a photo of the problem and the model plate.
Diagnosed from the photo
Vision AI reads the appliance, the brand, model and serial, and spots hazards. Then it tries a safe two-minute fix.
Three vendors bid
If a pro is needed, it checks the rulebook and warranty, then texts three preferred vendors with photos and the resident's free times.
You tap Approve
One link with the diagnosis, the checks and three bids side by side. Above the owner's limit, the owner gets the link instead.
Booked and confirmed
The winning vendor gets the resident's contact and access notes. The resident gets the time by text. The others are thanked.
Invoice checked for you
The vendor texts a photo of the finished work and the invoice. FixRoute matches it to the approved bid and flags anything extra.
Closed, synced, counted
The work order and bill go to Buildium or a CSV for your PMS, and your dashboard counts every truck roll you avoided.
AC condenser hums, fan not spinning
What FixRoute found: likely a failed run capacitor. Thermostat, batteries, filter and breakers already checked by the resident.
- ● No home warranty on this property
- ● Under the owner's $350 approval limit

Everything a maintenance coordinator does. Day and night.
Text, WhatsApp, calls, web
Residents use what they already have. A call turns into a text conversation with photos; press 1 reaches your on-call manager.
Photo diagnosis
Reads model and serial plates, estimates equipment age, and flags hazards like water near outlets or scorch marks.
Safe self-fixes
GFCI resets, breakers, disposals, thermostats, filters, toilets, smoke-detector chirps. Each fix closes the ticket and counts the savings.
Three-vendor bidding
Your preferred vendors bid by text or link with prices and time slots. Reminders go out by themselves.
Rulebook checks
Owner limits, warranties, resident responsibility, after-hours policy and your preferred list, checked on every job.
Emergency dispatch
Floods, sewage, no heat in a freeze: safety steps, instant alerts, and your 24/7 vendor sent with a not-to-exceed limit.
Invoice matching
Invoices from a photo or PDF are read and compared with the approved bid before you pay.
Resident QR posters
Print a poster per property. Residents scan it and report a problem in under a minute, with photos.
On every phone, no download
Add FixRoute to your home screen like an app and get push alerts for emergencies and approvals, on iPhone and Android.
Pricing
Priced by portfolio, not by seat.
A full-time maintenance coordinator typically costs $40,000 to $50,000 a year in salary alone, and goes home at 5pm. FixRoute starts at $599 a month and answers at 2am. Your whole team, every resident and every vendor are included.

Questions property managers ask
Do residents need to download an app?+
No. They text your FixRoute number, call it, use WhatsApp, or open your property's link (we give you a QR poster for the lobby and the welcome packet). Your existing maintenance email can forward to FixRoute too.
Is it safe to let an AI walk residents through fixes?+
FixRoute only suggests steps that need no tools and no risk: reset buttons, GFCI outlets, a tripped breaker, thermostat settings, filters, batteries, a plunger, the shut-off valve behind a toilet. It never guides anyone on gas, electrical panels, ladders or roofs. Danger signs (gas smell, smoke, flooding near electrics, sewage) trigger safety steps and an emergency alert to you.
What happens when it's a real emergency at 2am?+
FixRoute tells the resident what to do right now, alerts you by text, push and email, and can dispatch your 24/7 vendor immediately with a not-to-exceed limit you set. Callers can press 1 to reach your on-call manager.
How do owner approval limits work?+
Set a limit per property (for example $500 from the management agreement). Bids under it come to you; bids above it go straight to the owner as a one-tap approval link by text and email, with photos, the diagnosis and all three bids. Owners can also just reply YES.
Does it work with AppFolio, Buildium or Yardi?+
It works alongside them today: forward your maintenance emails in, and export work orders and bills as CSV. Buildium customers can connect their API keys to import properties and vendors and push work orders and bills automatically (beta). We are building native AppFolio and Yardi sync with our first customers; tell us what you use.
What about home warranties?+
Add the warranty to a property and FixRoute routes covered appliance and system repairs to the warranty company instead of paying a vendor. You pay the service fee instead of the full repair.
How do vendors send bids?+
They get a text and an email with photos, the model number and the resident's availability. They reply with a price and times ("$185, Tue 9-11") or use a one-page link. No vendor app or login. When the job is done they text a photo of the work and the invoice, and FixRoute checks it against the approved bid.
Can I try it before talking to anyone?+
Yes. The live demo creates a private sandbox company in seconds: play the resident, watch the AI work, then approve a bid as the manager. The free trial is 14 days and needs no card.
